What drives the price up or down
Roof size and pitch
Price is quoted per square (100 sq ft). Steeper pitches need staging and slow the crew down, so a 30-square steep roof costs more than a 30-square walkable one.
Material
Architectural asphalt is the value baseline. Standing-seam metal typically runs two to three times asphalt; concrete and clay tile depend heavily on the deck and framing underneath.
Layers and decking
Tearing off two existing layers costs more than one. Rotten or delaminated decking found during tear-off is replaced by the sheet — we show you the boards before we swap them.
Complexity
Valleys, dormers, chimneys, skylights, swamp coolers and solar all add flashing, labour and detail work.
Ventilation and code
Utah code work — ice-and-water shield at the eaves, correct intake and exhaust ventilation, permits and inspection — is part of the price of a roof that lasts.
Access and disposal
Tight lots, long carries, steep driveways and landscaping protection add time. Dumpster and disposal fees are real line items.

- Why do quotes vary so much between roofing companies?

Some quotes include tear-off, new underlayment, ice-and-water shield in the valleys and eaves, new flashing, ventilation and permit; others quote a shingle-over with the old flashing reused. Ask every bidder to itemise those lines and the numbers become comparable.
- Is it cheaper to repair than replace?
- Almost always in the short term. A repair makes sense when the roof still has years of life and the damage is isolated. It stops making sense when the shingles are brittle, the granules are gone, or you are patching the same roof every season.
