Why ice dams form

Recessed lights, bath fans venting into the attic, gaps around the chimney and thin insulation all leak heat that melts snow from underneath.

Winter roof questions
- What causes ice dams?
- Heat escaping into the attic melts snow on the upper roof. The water runs down to the cold eave, refreezes into a ridge of ice, and the next meltwater backs up behind it and under the shingles. It is a ventilation and insulation problem as much as a roofing one.
- Does insurance cover ice dam damage?
- Many Utah policies cover the resulting water damage from ice dams and the weight of ice and snow, while excluding the underlying maintenance issue. Document the damage and check your policy — we can inspect and photograph it free.
- Should I chip the ice off myself?
- No. Hammers, chisels and salt destroy shingles and gutters, and ladders on ice are how people get badly hurt. Ice is removed with steam or careful raking from the ground.
- How much snow is too much for my roof?
- Light dry powder is far lighter than the wet, layered, refrozen snow late in a Utah winter. Sagging ceilings, doors that suddenly stick, new cracks in drywall or creaking are reasons to get off the phone and call someone.
- Can ice dams be prevented for good?
- Largely, yes: balanced intake and exhaust ventilation, correct attic insulation, sealed attic bypasses, and ice-and-water shield at the eaves on any re-roof. We build all four into every replacement.
