Does homeowners insurance cover roof replacement?

Short answer: yes, when the damage was sudden and caused by weather — hail, wind, a fallen limb, the weight of snow and ice. No, when the roof simply wore out. The gap between those two sentences is where most Utah claims are won or lost, and it comes down to documentation. That is the part we handle.

    We walk the roof with the adjuster so the damage that was found by us is found by them, and code items are not left off the estimate.

    Supplement anything missed

    Ice-and-water shield, ventilation, drip edge, permits — if the first estimate omits required work, we submit the supplement with documentation.

    Build the roof, release depreciation

    We install, pass inspection, and send the final invoice so your carrier releases the withheld depreciation. You pay your deductible — nothing hidden.

If your roof claim was denied

A denial is a first opinion, not a verdict. Bring us the denial letter and the adjuster’s report — we will tell you whether it is worth challenging.

“No storm damage found”

Adjusters cover a lot of roofs after a storm. Request a re-inspection and have us on the roof for it with our photo report and the date-stamped weather data for your address.

“Wear and tear”

Age-related deterioration is excluded, but hail bruising and creased tabs are not wear. Test squares and close-up photos are what separate them.

“Filed too late”

Policies limit how long after the loss you can file. If a storm hit your area, get it inspected now rather than after the next leak.

Estimate is too low to do the work

That is a scope dispute, not a denial. Supplements with line-item documentation resolve most of them; the appraisal clause in your policy resolves the rest.

Roof insurance questions

Does homeowners insurance cover roof replacement?
It covers sudden accidental damage — hail, wind, fallen trees, weight of snow and ice. It does not cover wear, age, poor maintenance or manufacturer defects. If a storm damaged your roof and the damage is documented, a replacement is normally covered less your deductible.
What is the difference between ACV and RCV?
Actual cash value pays what the roof was worth at the time of loss — depreciated for age. Replacement cost value pays to replace it, holding back depreciation up front and releasing that recoverable depreciation once the work is completed and invoiced. Most Utah homeowner policies are RCV; check your declarations page.
How long does a roof insurance claim take?
Typically two to six weeks from filing to approval, depending on how backed up the adjusters are after a big storm. Emergency tarping happens the same day — you do not wait on the insurer to stop water coming in.
My roof claim was denied. Is that final?
No. Denials are frequently reversed. Common reasons are an adjuster who found no storm damage, damage marked as wear and tear, or a missed date of loss. You can request a re-inspection, submit our photo report and weather data, ask for a different adjuster, or invoke the appraisal clause in your policy.
Can you waive my deductible?
No, and neither can anyone else legally. A contractor offering to eat your deductible is committing insurance fraud and putting your claim at risk.
Do I have to use the contractor my insurer suggests?
No. You choose your roofer. The insurer sets what the loss is worth, not who does the work.
